Property and asset management, construction and investor reporting are handled in-house, on our own infrastructure plus industry-standard systems.

In-house through our affiliate, PREF Management, on Yardi's commercial platform: billing, CAM, maintenance, reconciliations and the RentCafe tenant portal.

### Asset management

Robert Himelfarb, Head of Asset Management: budgets, leasing, lender reporting and the value-add plan at each property. Luis DeQuesada runs operations and closings.

### Construction management

Gabriel Marquez (Koof Development), in-house: scope, budget and schedule on capital programs, build-outs and the Fleming Island ground-up project.

### On-site facilities teams

Dedicated facilities teams at multi-tenant assets (ABCT at Harvard), warranty-preservation maintenance and standing vendor contracts.
